Unsolicited Realtor Calls

Are you receiving letters and now odd texts or voice mails about selling your home?

BE WARY!   Several residents have mentioned that they have periodically been getting texts or voicemails from individuals who claim to be looking for folks who are interested in selling their home.  Fact is, those individuals may be either  Realtors who are cold calling to find sellers or they are representing companies that buy anything and everything, usually for an amount that is significantly less than the current market value of the property.  They may then attempt to “flip” the property for a profit.

If you ARE interested in selling, contact a reputable Realtor who can provide an actual market analysis regarding the current value of your home. In today’s world, folks who contact you out of the blue may not necessarily have your best interests in mind nor be your best alternative.  As always, BE WARY!

Annual Meeting Held

ANNUAL MEETING RESULTS (DEC. 8TH:):   The Association’s Annual Meeting was held as scheduled.  At the meeting, the proposed 2020 budget was approved, the proposal to move unspent funds from the operational fund to the reserve fund was approved, and three owners were elected to the Board.  Two members were re-elected to serve another term and a new member (John Ryker) was elected.

New December First Friday Host Needed

NEW DECEMBER FIRST FRIDAY HOST NEEDED!  Linda Ryker has just sent an email letting us all know that the resident who was going to host the December 6th First Friday event in no longer a Windridge resident.  And that means we really need someone to step in to fill the void.  Serving as host is actually pretty simple – you just supply ice, plastic cups, and plastic utensils.  Those who attend bring the food and the wine (or soft drinks).   This is a ideal way to make your holidays a bit more festive and to meet and greet your fellow Windridge residents.  If you are interested in this opportunity, contact Linda Ryker at 317-507-4027.

A Windridge Tradition

A LONG STANDING WINDRIDGE TRADITION:    Did you look at the red reminder placed in the tube by your mailbox recently?   The flyer was a reminder about Christmas gifts to our staff.  Each Christmas the Board asks residents to give what they can so that we can provide our excellent staff with a small Christmas bonus.  Remember that Windridge staff receive no benefits (other than paid vacation time) – The Christmas bonus is a way to help their holidays be a bit brighter.  If you can, please add your gift to the others that residents will be giving.  Read the flyer for details.  (If you didn’t see yours, stop by the office to pick up a duplicate.)

Snow Removal Policies

Check the tube under your Mailbox for Important Information about Snow Removal:  The pages in the tubes also includes the form you must sign and return to the office IF you want your sidewalk to be cleared of snow.  As a general reminder, plowing will occur only when approximately two inches of snow has fallen, although icy roads will be treated whenever needed.  HOWEVER, driveways will be plowed only if four or more inches of snow have fallen and if there are no cars parked in a driveway.  And, of course, with 221 units plus common roadways, snow removal takes time. The crews work as quickly as they can, but it can take more than one day to complete the process.
